Terms of Service

1. Acceptance of Terms
These Terms of Service (“Terms”) govern your use of the LockWell Storage website and any reservations or pre-launch sign-ups made through it. By using the site you agree to these Terms. Renting a unit at a LockWell facility is governed by a separate written Self-Storage Rental Agreement signed at move-in.
2. Eligibility
You must be at least 18 years old and able to enter into a binding contract to reserve or rent a storage unit. You agree to provide accurate, current information during reservation and at move-in.
3. Reservations & Availability
Online reservations hold a unit type at quoted pricing for a limited time and are not a final lease. Unit availability, sizes, and pricing are subject to change until the Rental Agreement is signed. LockWell may cancel a reservation that cannot be honored due to facility readiness, prior tenancy, or operational reasons, with a full refund of any deposit.
4. Use of Storage Units
Storage units are rented for the storage of personal property only. Tenants may not store the following:
- Hazardous, flammable, explosive, or toxic materials.
- Perishable food, plants, or live animals.
- Stolen property or items prohibited by law.
- Cash, securities, jewelry, or irreplaceable items of unusually high value.
Units may not be used as a residence, workshop, commercial office, or for any unlawful purpose. Tenants are responsible for keeping their unit clean and free of pests.
5. Access, Locks & Security
Tenants are responsible for providing and maintaining their own lock unless otherwise specified. LockWell provides controlled gate access, video surveillance, and on-site lighting, but tenants acknowledge that no storage facility can guarantee against loss or damage. Goods stored are not insured by LockWell; tenants are encouraged to maintain their own renters or storage insurance.
6. Payment, Late Fees & Lien Rights
Rent is due monthly in advance. Late payments may result in late fees, overlocking of the unit, denial of gate access, and ultimately enforcement of the facility’s statutory self-storage lien, including public sale of the contents of the unit, all in accordance with applicable state self-storage law.
7. Limitation of Liability
To the maximum extent permitted by law, LockWell is not liable for indirect, incidental, or consequential damages, or for loss of, or damage to, stored property except as expressly stated in the signed Rental Agreement. The website is provided “as is” without warranty of any kind.
8. Changes to These Terms
LockWell may update these Terms from time to time. Continued use of the website after changes are posted constitutes acceptance of the revised Terms.
9. Governing Law
These Terms are governed by the laws of the State of Texas, without regard to conflict-of-laws principles. Any dispute will be resolved in the state or federal courts located in Texas.
